During the past few weeks, this author has made several trips to Llavac Real Quezon regarding land for sale, owing to the attractiveness of cool weather.
However the land that was shown was quoted to be 3 digits. And the TCT and the plan shown me (they are actually CLOAS) did not match.
The land that was sold recently was at P30t per hectare. I was sold 10x that amount recently and the agents did an OP and made a killing.
I talked around and the reasonable price according to others would be P30/sm at the interior (some would even have P7.00 per sm) and along the highway would be hovering at P50.00 +++
What would be the reasonable price
An alternative to far away Baguio 270 km, expensive and traffic laden travel, or Tagaytay which is highly commercialized. A haven for weekenders: cyclists and motorists. Same cool weather

There are at least 3 steep curves at km 66-69
These are the views on the way to #LittleBaguio. Sampaloc itself is located at high altitude and weather is relatively cold compared to the lowlands. Here are the pictures on the way up. (I biked the ascent from km 66 to 69 about 4x all ready. The last time was last Wednesday, December 31, 2014

With electricity and water. The site looks rocky and suitable for buildings
Our hosts were not just do gooders wanting us to have a tripping. They were trying to get us a 10 hectare property. However , we are not sure of the asking price if it was reasonable, nor are we assured of the security. There used to be scare of having NPA control the area. But we saw at least 2 check points and with the increase of investment, many would have jobs, and less opportunity to be fed with just teach ins and idealogy.

Crucifixion shrine at #LittleBaguio
It took us 1 hour to reach Little Baguio from Morong Rizal. The odometer read 705 when we left and 805 when we arrived. It is km 70 at crossing of Sampaloc and Little Baguio is km 88. That is a mere 18 km and that should be less than 30 minutes car ride from the Sampaloc crossing.
Some of the interesting points on the way are:
1. The Jungle fighters Tracom HQ;
2. Rica Regina
3. Manny Co cock farm the owner of cockpits in Angono, Marikina, etc.
4. Saksak
